Q & A
Q. What is being done about people who are continually non-compliant with CC&R's?
A. The common complaints and violations are oversized work vehicles, trailers of all types, recreational toys, trash cans and unsightly yards. These people are receiving violation letters and at this time choosing not to comply.

Q. How can I find out about the CC&R's fine process?
A. Click on the "CC&R's" link at the top of the page and read the "Fine and Appeal Process" on the right side of the screen.

Q. What is the purpose of homeowner's dues and where does my money go?
A. The dues fund the maintenance of the common grounds (lawn maintenance, fertilization and landscaping), liability insurance for HOA, street sweeping twice a year, utilities (water and electric), fence maintenance, accounting and management services, lighting repairs and maintenance, HOA improvement projects and general operations/business of HOA.

 Board of Directors Update

We had a great 2006. Palomar saw many improvements over 2005. Extensive repairs on the perimeter fence saw the installation of two gates into the parks from Deer Flat. These gates have decreased the wear and tear on the fence tremendously.

The help of Advantage Idaho has improved our CC&R compliance and we have seen a great reduction in the numbers of trailers, RVs, and boats in driveways and the street. We have also had a large improvement in the condition of our yards, with better control of weeds, watering, and regular grooming. Keep in mind Advantage Idaho will begin looking at lawn and yard issues again in April 2007. One thing we will be focusing on in 2007 is dirt parking areas, the CC&R’s do not allow for dirt parking areas they must be gravel or concrete and remain weed free.

Looking forward to 2007 we are going to contract with another landscaping company. The board of directors feels this will reduce many issues we have experienced in the last year, with too little or too much water, weeds, and overall grooming issues. We anticipate a long relationship with the new contractor.

There will be some additions to the parks in the spring as well. There have been many requests for benches in the play areas for adults to sit on while the kids play. We will also be replacing the aging wood trash receptacles with metal containers that will be low maintenance and more resistant to the weather.

The board looks forward to another great year in 2007.
